Frequently Asked Questions

1. Can my taxes or assessment go up as a result of filing a grievance? 

    No, neither your property assessment nor property taxes can go up as a result of filing a property assessment
    grievance.

 

2. Will the town visit my home? 

    No, simply filing a grievance does not give the town cause to inspect your home.

 

3. How much do I need to be involved in the grievance process?

    Tax Reduction Experts handles everything including the paperwork, deadlines, market research, appraisals and
    court hearings. Homeowners need only submit the authorization form for us to begin the process.

 

4. What are the hidden fees?

    None! There are absolutely no hidden fees. Our fee is earned only upon a reduction in your property assessment. If
    your assessment is not lowered, you owe nothing. There are no appraisal fees, court fees or withdrawal fees.

 

5. What if I do renovations to my home?

    If you do any renovations to your home after the assessment is reduced, your assessment will be raised based on
    what renovations were completed.
 

 

6. Should I file a grievance every year? 

    No, filing a grievance every year is generally not necessary. Your assessment remains the same until renovations
    are made to the property.

7. I filed a grievance last year, can I file one again this year?

    Maybe. If your assessment was lowered by the Board of Assessment Review, you can file a grievance the following
    year if your home is over assessed again. If your assessment was lowered by the Small Claim Assessment Review,
    the assessment is frozen for one year.

 

8. What if I sell my home? 

    Filing a grievance can help sell a home faster if the new homeowners know the taxes will be lower. Selling your
    home does not release you from the fee owed to Tax Reduction Experts.

9. What if I just purchased my home, should I file a grievance?

    Yes! Recently purchasing your home is an ideal time to file a property assessment grievance. 

 

10. Do you work with realtors?

      Yes! We are happy to partner with realtors and provide free reviews of a listing's property assessment.

 

11. Which tax bills will be reduced?

      The new lower assessment will be used for your town and county tax bills, school taxes and village taxes if
      applicable.

 

12. How long does the grievance process take? 

      The grievance process can take up to 9-11 months. 

 

13. Will I receive a tax refund?

      Maybe. If the assessment is lowered after a tax bill has been printed, you may be eligible for a partial refund of
      taxes.

14. Does filing a grievance impact my STAR or other senior, veteran, etc. exemptions? 

      No, filing a grievance will not have an impact on any exemptions which you are eligible to receive.

15. How will I know my assessment has actually been reduced?

      Once your assessment is successfully reduced, Tax Reduction Experts will provide you a copy of the local Board of
      Assessment Review decision letter or County Supreme Court stipulation.
